New head valve guides and gasket Problem

Im thinking of buying a bike that the owner claims needs anew head valve guides and gasket.

I know how to fit gaskets and how to make some gaskets with some engines but is this Major Surgery and expensive?

I dont want to pay X then ontop of that have to pay R5000 or Whatever.

Any advice would be appreciated.
